A wonderful converted barn near Staplehurst within easy reach of London and ideally located for exploring the delights of Kent!

The Hop Barn is centrally situated in the beautiful Kent countryside giving easy access to world famous gardens, castles, stately homes and cathedrals together with some fascinating historic towns. Cranbrook with its windmill and delightful small shops and restaurants is just 10 minutes drive away as is the wonderful garden at Sissinghurst. There are many walks through the Kentish countryside to be enjoyed. Access to London is easy from the nearby station at Staplehurst which has regular trains to the capital taking around 1 hour.

An extremely high standard conversion, the Hop Barn is located off a quiet country lane in the grounds of our 16th century farmhouse. It provides a comfortable and attractive holiday home from home for up to 4 people. It is rated 4 star by Visit Britain.

Very spacious open plan lounge/dining/kitchen area with magnificent vaulted ceilings and a multitude of original beams. Underfloor heating of the slate floors gives a warm welcoming feel to the whole room. The lounge area benefits from full height glazed panels overlooking the entrance to the barn.

The kitchen area
Dishwasher, automatic washing machine/drier, fridge with freezer compartment, electric oven and hob, microwave and plenty of floor standing units for storage.

Sitting area
Comfortable sofa and 2 chairs. Entertainment centre incorporating
TV with freeview providing 50 channels, DVD and Radio with 10 channels. A collection of DVDs books and games is provided for the use of the guests.

Bedroom 1
Double bedded room with wardrobe, chest of drawers. Underfloor heating. En suite shower room with power shower, WC, handbasin and shaver socket.

Bedroom 2
Twin bedded carpeted room with wardrobe, chest of drawers. Cleverly tucked away up a hidden staircase is the en suite bathroom with power shower over the bath, bidet, WC, handbasin and shaver socket.

To the front of the barn is a lawn with trees.
Adjoining the patio is the designated parking for 2 cars.

Disabled Access
The paved area leading from the parking space affords wheelchair access and all the doors are wide enough for wheelchair use but space constraints have meant that there is no access for a wheelchair to the downstairs WC.

The Hop Barn
The Hop Barn probably dates back to the early seventeenth century. About 40 years ago its leaking tiled roof was replaced with corrugated iron. By the time we bought the property in 2003, this had rusted away and the barn was in a ruinous condition.
While we waited for planning permission to be granted, we lived in fear that a high wind would blow the building away. Happily it was stronger than it looked and once permission came through we began the work.

The restoration took 10 months and we are delighted with the result. Our aim was to keep as much of the original structure as possible - particularly the wonderful vaulted interior. We think we have achieved this as the central living space makes visitors gasp with delight when they come in. We have kept the interior simple but comfortable. The main living area and the double bedroom has slate flooring whilst the rest of the interior is carpeted. Underfloor heating ensures that the barn is always warm and cosy.

Our aim is to give our visitors a home from home in which they can relax and from which they can explore the delights of Kent and the South East of England.
