This delightful property is perfect for a holiday away with family and friends, ideal for families, the house is very child friendly with a secure gated area and at the back around the corner from the house is a secure children's play area with swings and slides.

Refundable breakages deposit of £100.00 is required when final payment is due to be refunded within two weeks of your departure.

25% of rental fee on booking, balance is due 8 weeks prior to your arrival.
Strictly no smoking in the house, but guest are welcome to smoke on the patio or in the garden an ashtray is provided.

All duvets which are Fogarty Feather and Goose down and both are King size , pillows, bed linen, Christy towels and kitchen towels are provided.
Non Allergenic duvets are available for both beds on request, there is also a separate single pull out guest bed this is on wheels this is used in the living room and has a non Allergenic single duvet with bedding provided this is situated in the second bedroom.
A travel cot with bedding and high chair. Please arrange this prior to your arrival so the cot can be made up.
No 31 is ideally located for adventuring in rural Derbyshire and the Peak District.
The historic town of Belper located in the Derwent Valley Mills World Heritage Site, Strutts North Mill has UNESCO status, this beautiful town has lots to offer visitors, it sits on the edge of the Derbyshire Dales and the Peak District National Park.
Enjoy the stunning local scenery, visitor attractions, excellent eateries and pubs and enjoy endless things to do and places to go. The fantastic range of local restuarants and pubs will provide an endless choice of great food, it also has a fully restored Cinema.
Belper is becoming well known as a destination for foodies with regular Food and Real Ale Festivals in the town centre showcasing the towns and areas talented artisans also a gateway to a thirving Arts and crafts society with many a festival going on throughout the year, it also has and a monthly farmers market.
Only a short drive to Crich Tramway Village Museum, Heage Working Windmill, Carsington Water, Chatsworth Estate, Matlock Bath, the world famous Denby Potteries and the scenic limestone dales of the southern Peak National Park, ideal for country loving persons, also very near to the High Peak & Tissington trails. Belper is only 30mins drive to Derby Town centre. You will never be bored with a visit here, so much to see and do.................
