Welcome to Manor Lodge, a traditional Norfolk brick and flint building, originally three farm cottages transformed into one dwelling, situated amongst gentle rolling fields with stunning views across open countryside and farmland yet only a mile and a half from the sea.
In addition to Bed and Breakfast accommodation, the Lodge provides an idyllic setting in which to relax, swim, work out or simply just sit and enjoy the peace and quiet, wonderful views and refreshingly clean North Norfolk air.
The guest accommodation has been carefully designed with comfort and style in mind. The suite offers a large ground floor room with king size double bed and a leather double bed settee with full metal spring action.
The main room has a cool contemporary feel decorated in greens and creams with a splash of aubergine. For comfort and convenience the solid American oak furniture enhances the look and provides ample space for hanging clothes and suit bags. An oak finish table with four leather topped stools is also provided giving the choice of breakfasting in the suite or, at the family table in the main dining room.
The 32 inch wall mounted television with satellite and built in DVD can be watched from the sitting area or be fully extended to enable it to be viewed from bed. Cds can also be played on this. You can tune into the DAB radio or plug your iPod into the player which is an integral part of the DAB radio unit. A single remote control unit can operate all these electrical items and the table lights.
WIFI Internet access is also available throughout the complex with a guest designated private network
The neutrally decorated en-suite bathroom is fitted with a large walk-in shower enclosure with overhead shower and separate wand, inset shelving for shampoos and shower products toilet with soft close lid and modern chrome heated towel rail with 100% cotton towels.  Waffle cotton robes with mule style slippers are provided.

A comprehensive welcome pack is also provided, consisting of complimentary drinks, tea, coffee, fruit juices, still & sparkling water and homemade biscuits. There is a small fridge in the suite to keep your milk and drinks chilled and a small microwave for your convenience for heating baby food or warming milk for your coffee etc..

The extensive breakfast menu offers a choice of locally sourced foods catering for all tastes and diets. Where possible, most food served at Manor Lodge is either organic, fairtrade or Norfolk produced and is prepared in house
Everything is also freshly cooked to order. Breakfast can be taken in the guest suite itself, in the family dining room or, when the weather allow al fresco on the pool room patio.
Home cooked evening meals and packed lunches are available by arrangement and at additional cost.
The on-site leisure facilities are what make Manor Lodge bed and breakfast really special. There is a fantastic indoor pool complex with an integral gym room, sauna, shower and wooden garden relaxer.

The heated pool aims to be comfortably warm yet refreshing. At one end there are resistance jets allowing an “endless” swim against variable currents. At the other end there is a Jacuzzi.

The air-conditioned gym has an entry level tread mill, rowing machine, exercise bike and vibrating toner. There are various free hand weights, a chin-up bar, Reebok step and Swedish ball. There is also a TV with DVD, and Sound System in the gym room.
Although within easy reach of many local places of interest the village of Witton itself does not have a pub or a shop... Being at Manor Lodge really is an "away from it all" experience! Having said this, there is a well stocked shop on the coast at Walcott, which is only a mile and a half away, and a number of pubs within a three-mile radius.

The town of North Walsham is just less than 3 miles away and offers a supermarket and a variety of other shops and facilities. There is no public transport close by however walking and/or cycling to places and amenities locally are possible and by car or motorbike very easily accessible.

We would like to point out that Manor Lodge is dog friendly if your dog is friendly! Canine companions are welcome to stay by prior arrangement for an additional £5 per night plus a returnable deposit for extra cleaning if required. Dog beds can be provided. Alfie and Cassie (the ridiculously friendly resident Great Dane and Labradoodle) are always pleased to meet new doggy friends and the gardens which extend to nearly one and a half acres provide plenty of fun for all.

Situated in the village of Witton, close to the traditional market town of North Walsham, Manor Lodge is within easy reach of the sandy beaches of the unspoilt North Norfolk coast, merely twenty minutes away from the start of the famous Norfolk Broads, and less than 17 miles away from the historic city of Norwich, with its glorious cathedral and ancient city centre. Radiating from the lodge there are fabulous walks or leisurely strolls along ancient walkways or the quiet lanes. The famously level landscape is ideal for cycling. (Bikes can be kept in the garage or hired for the duration of your stay).
The immediate area is a haven for nature lovers as it is home to numerous species of wildlife. Red Deer and Hares are frequent visitors to the fields around the lodge. Barn Owls, Kestrels and a male Merlin make regular flights around the property and the garden is visited by many lovely birds with swallows, swifts and house martens nesting under the eaves and gables in early summer. It is a truly amazing sight to see these extraordinarily fast birds in flight and watch their acrobatics. Huge flocks of geese fly overhead, either arriving here in the UK or on their way to distant lands on migration.
