To the right of the Upper Court front gates, and approached down the lane leading to the lake and watermill ruin, this idyllic Cotswold stone cottage-in-the-woods dates from around 1760. Completely refurbished in 2000 to Visit Britain 5 star standard, it now offers stunning self catering accommodation and is an ideal choice for a holiday in the Cotswolds. As well as enjoying an outlook over the grounds and gardens of Upper Court, it also has its own private garden with wonderful views of the lake.

Accommodation comprises of

• Entrance leading into the sitting room, featuring a large inglenook fireplace with a wood burning stove.
• Under floor central heating.
• Conservatory with pine table seating up to ten guests.
• Well equipped kitchen fully fitted with Neff and Smeg appliances, and French windows opening into garden with table and chairs.
• Dining room with table seating eight.
• Small single downstairs bedroom (curtained off).
• Downstairs shower room.
• Upstairs, the master double bedroom has a fine curly iron bed and wonderful views of the lake.
• The second bedroom has a double bed (4 ft 6 in) and basin / vanity unit.
• Family bathroom with roll-top bath and shower.
• The third bedroom has a double bed and two fitted cupboards.
• All bedrooms enjoy views of Upper Court through the trees.
• The attic, with dormer window overlooking the gardens, is reached by narrow stairs. The attic provides one double bed and one single bed, together with a bathroom with bath and shower over bath.
• One well-behaved dog may be allowed in this cottage at our discretion subject to an additional cleaning fee of £3.00 per day.

Watermill Cottage can be taken in combination with another or all of the other cottages at Upper Court to sleep anything up to 38 people in 6 cottages. Ideal for someone looking for large group accommodation in the Cotswolds or for someone looking for a wedding venue in the Cotswolds with on-site accommodation for guests.
